Manufactured Home Services
In 2006, the state of Ohio created a program called the Ohio Manufactured Homes Commission which was was given jurisdiction over the installation of manufactured homes, the licensing and regulation of manufactured home communities, the licensing of installers, dealers, brokers and salespersons, and the certification of inspectors.
In 2018, the OMHC officially became part of the Department of Commerce as a result of House Bill 49, the Ohio Operating Budget. A provision in HB 49 transitioned the Ohio Manufactured Homes Commission (OMHC) to the Ohio Department of Commerce.
Cincinnatus Inspection Services is one of the very few companies in the State of Ohio contracted by the Department of Commerce (DOC) and licensed by the Board of Building Standards (BBS) to issue permits and perform required inspections for manufactured home installations in Ohio. In addition to DOC required inspections, we offer other services so that we can accommodate each and every one of our clients.
Standard Inspections
Foundation Inspection
We inspect both the site and your planned foundation to ensure you stay on the right track so you wont need to redo anything once you bring the home in.
Electrical Safety Inspection
Our certified Electrical Safety Inspectors have extensive knowledge to ensure your home is properly hooked up and safe. We then send a release to the local electric company so they can power you up!
For new service or to reestablish service we do inspections in the following counties:
Preble, Montgomery, Butler, Warren, Clinton, Hamilton, Clermont, Brown & Adams
Final Inspection
We complete an extensive inspection of the foundation, piers, plumbing, electrical, HVAC, flooring, gutters, decks, stairs, patios and anything else needing checked on the home prior to the move in. Once complete, we place the State-issued seal on the home and send you a copy of our detailed report.
While all of our Standard Inspections are provided on an individual basis, we also offer a Permit Package which includes all three inspections as well as handling your permit with the State of Ohio & reviewing the plans for the home. All you have to do is pick up the phone and tell us when you are ready for an inspection or simply click on "Get a Permit", we do ALL of the legwork!
